At a time when saving money in a bank offers returns as low as 2%, I can offer private lenders the opportunity to make up to 8% annual returns on their money.

My main investment areas are major cities and towns within West Yorkshire – Mainly Leeds and Wakefield. My investment strategy is based on buying property and adding value through refurbishment and/or development.

I will use the funds raised to help purchase and refurbish the property. When the works are finished, I then refinance the property, using the banks, at the new higher market value achieved. The new mortgage allows me to repay the private lender their capital and interest within 12 months.

Private lenders will be provided with a loan agreement that outlines the terms associated with the investment. All funds must have proof of source as it will be processed through Anti-Money Laundering checks.

The minimum amount that can be invested is £20,000 with a loan length of 12 months. However, this can be adapted through discussion with both parties.
